This new luxury appartments building, alongside the Natura2000 area of the Woluwe valley, the Malou Park and its castle, is located Boulevard de la Woluwe 56 in Woluwé-Saint-Lambert. It will be built on the site of a former office building, now demolished. The site is adjacent to the listed 'tHof van Brussel (green zone with castle).

The project comprises a commercial space divided into two units on the ground floor and 29 appartments, as well as an underground parking with space for 31 cars and 51 bicycles.

There is a variety of appartments types, including 1 studio, 3 one-bedroom flats, 18 two-bedroom flats and 7 very spacious three-bedroom flats.

The location on the corner of Boulevard de la Woluwe and Rue Voot offers views over the Natura2000 area and the surrounding countryside. The south-west façade overlooks the garden of 't Hof van Brussel park, and the rear façades are directly linked to the magnificent 800 m2 private garden that will be laid out on the undeveloped area.

The six-levels building adapts itself to the dimensions of Rue Voot by limiting this part of the building to four levels.

All of the flats are walk-through, giving onto both the street and the garden. The living areas are oriented towards the street facades, while the bedrooms are located as far as possible on the quiet side of the garden.

All flats have spacious private terraces on both the street and garden sides.

The flats that open onto the south-west façade offer panoramic views from west to north-east, over the parks, the Natura2000 protected site and the boulevard , thanks to the corner solution chosen for the facades.

The facades blend in with their surroundings, with generous glazing, but are protected from excessive sunlight by the balconies above, which act as canopies, and by integrated sunshades.

 

For the facade finish, the choice was made for a very light, hand-moulded facade stone for a dynamic and lively surface, combined with smooth, quiet strips that emphasise the horizontal aspect. The overall effect is light and bright, with contrasting window profiles in dark bronze.

 

The different purpose of the ground floor is emphasised by a different choice of materials, with maximum openness provided by large glazed areas combined with closed sections clad in vertical slats painted in the same colour as the windows. The same cladding also integrates the entrance to the car park and access to a 10-space bicycle shed on the ground floor.

 

The boulevard de la Woluwe is probably the most successful thoroughfare in Brussels in terms of urban planning, with a complete redesign of the boulevard, attractive planting, the arrival of the tram and the conversion of a whole series of office buildings into housing. Furthermore, the easy access to Brussels-National airport, proximity to the Woluwé Shopping Center and its green surroundings are undeniable advantages of this location.
