Après démolition de trois immeubles tertiaires obsolètes et de piètre qualité, deux nouveaux immeubles de logements sont reconstruits sur les anciens sous-sols concernés, tandis qu’un nouveau bâtiment de bureaux est implanté le long de l’avenue Edmond Van Nieuwenhuyse, juste en face du métro Demey.
Du fait de sa localisation privilégiée le long d’une entrée importante dans Bruxelles et actuellement sur un terrain complètement introverti, tout l’enjeu du redéveloppement de ce site de 1,5ha était d’implanter du logement et du bureau tout en offrant des espaces de qualité accessibles au public.
En effet, d’emblée, il nous a semblé impératif de créer un espace urbain le long du boulevard qui serait une articulation entre ce dernier et les fonctions de logements et de bureau.
Cette nouvelle place permettra aussi de désenclaver les deux entrées de métro existantes et deviendra un lieu propice pour différentes activités à l’échelle du quartier en fonction du moment.
After the demolition of three obsolete and poor quality tertiary buildings, two new residential buildings are being rebuilt on the former concerned basements, while a new office building is being erected along the Avenue Edmond Van Nieuwenhuyse, just across the Demey metro station.
Due to its privileged location along an important entrance to Brussels and currently on a completely introverted site, the whole challenge of redeveloping this 1.5ha site was to establish housing and offices while offering quality spaces accessible to the public. Indeed, from the outset, it seemed imperative to us to create an urban space along the boulevard that would be an articulation between the latter and the housing and office functions.
This new square will also make it possible to open up the two existing metro entrances and will become a place conducive to various activities on the scale of the neighbourhood depending on the moment.
Na de sloop van drie verouderde en kwalitatief slechte tertiaire gebouwen worden op de voormalige kelders twee nieuwe woongebouwen herbouwd, terwijl een nieuw kantoorgebouw wordt opgetrokken langs de Edmond Van Nieuwenhuyselaan, recht tegenover het Demey metrostation.
Door de bevoorrechte ligging langs een belangrijke ingang van Brussel en momenteel op een volledig introverte site, was de hele uitdaging om deze 1,5ha grote site te herontwikkelen, het vestigen van woningen en kantoren en tegelijkertijd kwaliteitsvolle ruimtes aan te bieden die toegankelijk zijn voor het publiek. Het leek ons immers van belang om langs de boulevard een stedelijke ruimte te creëren die een verbinding vormt tussen de boulevard en de woon- en kantoorfuncties.
Dit nieuwe plein zal het ook mogelijk maken om de twee bestaande metro-ingangen te ontsluiten en zal een plaats worden die bevorderlijk is voor verschillende activiteiten op schaal van de wijk, afhankelijk van het moment.
Implantation et organisation:
La volumétrie variable du bâtiment ainsi que la façade en damier, correspondent à la volonté d’établir un rapport fort et structurant avec le contexte urbain, peu visible et caractérisé par d’importantes ruptures d’échelles :
- Les acrotères légèrement inclinés pour s’adapter aux gabarits périphériques et au boulevard, le damier noir interrompu pour dévoiler une entrée clairement identifiable de même que l’espace public minéralisé participe de cette volonté de mise en ordre.
- La technique constructive innovante CREE (colonne bois recevant des dalles mixtes bois/béton) est une première en Belgique.
- Dès l’entrée franchie, on perçoit d’emblée depuis un atrium largement éclairé, la structure bois laissée apparente. Celle-ci dévoile la rigueur géométrique du plan et génère un sentiment de calme et de sérénité.
- Ponctuant l’espace, un escalier hélicoïdal « sculptural » relie les étages, invitant les occupants aux déplacements pédestres.
- Chaque plateau, constitué d’éléments préfabriqués bois/béton, de 270cm de large (longueur 540 ou 810cm), permet d’organiser les espaces de travail de manière très flexible, autorisant les « new ways of working », le co-working, … ou le cloisonnement traditionnel.
Ce nouvel immeuble, résolument ‘démonstratif’ d’une approche rationnelle et contemporaine, est également exemplaire en terme de développement durable (bâtiment zéro énergie, Breeam outstanding…)
Situation and organization:
The variable volumetry of the building and the checkerboard façade correspond to the desire to establish a strong and structuring relationship with the urban context, which is not very visible and characterized by major scale breaks :
- The roof edges are slightly sloping to adapt to the peripheral volumes and the boulevard, the black checkerboard interrupted to reveal a clearly identifiable entrance as well as the mineralized public space are part of this desire to put things in order.
- The innovative CREE construction technique (wooden column receiving mixed wood/concrete slabs) is a first in Belgium.
- As soon as you enter the building, you can immediately see the wooden structure that has been left visible from a well-lit atrium. This reveals the geometric rigour of the plan and generates a feeling of calm and serenity.
- Punctuating the space a “sculptural” spiral staircase connectes the floors, inviting the occupants to walk to their destination.
- Each floor, made up of prefabricated wood/concrete elements, 270cm wide (length 540 or 810cm), allows the workspaces to be organised in a very flexible way, allowing “new ways of working”, co-working,...or traditional partitioning.
This new building, resolutely ‘demonstrating’ a rational and contemporary approach, is also exemplary in terms of sustainable development (zero energy building, BREEAM outstanding...).
Implanting en organisatie:
De variabele volumetrie van het gebouw alsook de dambordgevel komen overeen met de wens om een sterke en structurerende relatie met de stedelijke context op te bouwen, die niet erg zichtbaar is en gekenmerkt wordt door grote schaalbreuken:
- De dakranden zijn licht hellende om zich aan te passen aan de naaste volumes en de boulevard, het zwarte dambord is onderbroken om een duidelijk herkenbare ingang te onthullen en de gemineraliseerde openbare ruimte maken deel uit van deze wil om orde op zaken te stellen.
- De innovatieve CREE bouwtechniek (houten kolom met gemengde houten/betonnen platen) is een primeur in België.
- Zodra u het gebouw binnengaat, ziet u de houten constructie die vanuit een goed verlicht atrium zichtbaar is. Dit onthult het geometrische grid van het plan en genereert een gevoel van rust en sereniteit.
- De ruimte wordt onderbroken door een “sculpturale” wenteltrap die de verdiepingen met elkaar verbindt en de gebruikers uitnodigt zich te voet te verplaatsen.
- Elke vloer, bestaande uit geprefabriceerde houten/betonnen elementen van 270 cm breed (lengte 540 of 810 cm), maakt het mogelijk om de werkruimtes op een zeer flexibele manier te organiseren, waardoor “nieuwe manieren van werken”, co-working,... of traditionele scheidingswanden mogelijk worden.
Dit nieuwe gebouw, dat resoluut een rationele en eigentijdse aanpak ‘demonstreert’, is ook voorbeeldig op het vlak van duurzame ontwikkeling (zero energy building, BREEAM excellent...)
