After the demolition of three obsolete and poor quality tertiary buildings, two new residential buildings are being rebuilt on the former concerned basements, while a new office building is being erected along the Avenue Edmond Van Nieuwenhuyse, just across the Demey metro station.

Due to its privileged location along an important entrance to Brussels and currently on a completely introverted site, the whole challenge of redeveloping this 1.5ha site was to establish housing and offices while offering quality spaces accessible to the public. Indeed, from the outset, it seemed imperative to us to create an urban space along the boulevard that would be an articulation between the latter and the housing and office functions.

This new square will also make it possible to open up the two existing metro entrances and will become a place conducive to various activities on the scale of the neighbourhood depending on the moment.

Situation and organization:

The variable volumetry of the building and the checkerboard façade correspond to the desire to establish a strong and structuring relationship with the urban context, which is not very visible and characterized by major scale breaks :

- The roof edges are slightly sloping to adapt to the peripheral volumes and the boulevard, the black checkerboard interrupted to reveal a clearly identifiable entrance as well as the mineralized public space are part of this desire to put things in order.

- The innovative CREE construction technique (wooden column receiving mixed wood/concrete slabs) is a first in Belgium.

- As soon as you enter the building, you can immediately see the wooden structure that has been left visible from a well-lit atrium. This reveals the geometric rigour of the plan and generates a feeling of calm and serenity.

- Punctuating the space a “sculptural” spiral staircase connectes the floors, inviting the occupants to walk to their destination.

- Each floor, made up of prefabricated wood/concrete elements, 270cm wide (length 540 or 810cm), allows the workspaces to be organised in a very flexible way, allowing “new ways of working”, co-working,...or traditional partitioning.

This new building, resolutely ‘demonstrating’ a rational and contemporary approach, is also exemplary in terms of sustainable development (zero energy building, BREEAM outstanding...).
