Madou Plaza

The renovation-extension started by IVG Real Estate Belgium, in temporary association with our colleagues from ASSAR, was a fascinating project. The Madou Tower, built in1965, was in a very bad general conditions and was not meeting the standards of comfort required for anoffice building in the 2000s. Furthermore, its gross/net ratio was poor, a consequence of the importance of the core in relation to the size of the plateaux.

Two key drives guided the renovation and enabled the improvement of this gross/net ratio, as well as saving, more or less, 15.000 m² of space. On the one hand, we proposed to widen the typical plateau by shifting the façades towards the outside by approximately 0,9 m; on the other hand, we wanted to extend the back of the tower through its extension by adding two complementary wings on 14 levels. In order to do so, it was necessary to buy and then demolish a series of houses downstream from the tower, this also enabled to clearly improve the access to the neighbourhood, through the creation of a road on the back, linking the Scailquin to the chaussée de Louvain. The realization of a new street brought several important advantages: visible improvement of the urban integration of the tower, identification of the whole block, accessibility from all the façades (representing a fundamental advantage regarding the fire prevention),   improved mobility throughout the neighbourhood,easier and better identified access to the underground car park and to the loading areas. This solution also allowed the creation of a wider pavement, plantations and new housing units which close the block downstream. The quality of this project was richly rewarded. Firstly, for the commercial aspect, with the long-term rental of the entire tower by the European Commission, which settled down in 2006. Secondly, for the urbanistic and architectural aspect, with the prestigious Mipim Awards in Cannes in 2006, in the “Bâtiments de bureaux rénovés” (Refurbished office buildings) category.
