Chancellerie

This project is located right in the centre of Brussels, on the corner between rue des Paroissiens, the Sainte Gudule place, Rue de la Chancellerie and Rue des Colonies.

It consists in reuniting and rearranging the two distinct entities, which underwent multiple transformations between 1902 (partial construction of the first original building) and 1992 (deep renovation with total demolition of the existing floors and partial conservation of a section of the historical façades).

If the renovations make it possible to clarify the use of the building while preserving the slabs and the cores, these aim to give back the coherence and prestige to an architectural complex highly “damaged” by several unfortunate interventions.

The offices floors and the vertical circulations are arranged to meet the contemporary needs for efficiency, divisibility, flexibility and modularity.

The old façade is preserved and renovated on the storeys. The basement, highly damaged by the works of 1992, is reinterpreted.

Furthermore, the other façades are entirely replaced. These, realised in architectural concrete of an identical shade to the tone of the old existing façade, assert their modernity and dialogue, without any ostentation, with the Gothic verticality of the Cathedral of Saint Michel and Gudule.

As for the hall, it faces the prestigious cathedral and extends towards a mezzanine, following the steep slope of Rue de la Chancellerie, thereby creating a particular relationship between the inside and the outside of the building. The curve of the façade, leading this path, progressively opens the view towards the cathedral.

This project, launched by ARCHi2000 before Covid with a Belgian promoter, was taken over by CODIC in 2021 and has therefore been the subject of a series of upgrades, since it was designed to meet new expectations and post-covid user requirements. Our client wanted to be very ambitious and set itself the objective of obtaining BREEAM Excellent, WELL Gold, AirRated Gold and WiredScore Platinum certifications, and of making this complex a remarkable building at all levels and this by not using no more fossil energy.

After analyzing the existing building, we opted for a major renovation of a part, given the structural characteristics of the building, that is to say the general condition of the structure dating from the at the beginning of the 1990s, of a sufficient height from slab to slab and, on the other hand, because of the excessive inconvenience that a total demolition would have caused in the historic heart of Brussels.

Furthermore, this choice was guided in the spirit of reducing gray energy which is close to our hearts, despite the significant technical constraints, in order to create large windows guaranteed with natural light for the occupants. In order to also meet high energy performance, we adapted the project to integrate substantial insulation throughout the building, including the old facades – interior insulation in this case.

The exterior joinery is all equipped with triple glazing with high thermal and acoustic performance.

Furthermore, integrating usual techniques for a new project into two existing building structures was a great challenge. We are thinking in particular of the four air handling units, the two heat pumps, the destination elevators, the active ceilings, the rainwater recovery tanks as well as the 68 photovoltaic panels above the roof. vegetated. The integration of this equipment was essential to enable Chancellor to face the coming decades calmly. All of its technologies and the construction processes used have made it possible to drastically reduce the carbon footprint and energy consumption of the building.

Chancelier aims to be the office building par excellence where the well-being of employees is at the center of concerns.

The building has been transformed into a unique high-end complex with outdoor spaces and exclusive services. Chancelier is equipped with the latest technologies in terms of air quality, thermal comfort, lighting and acoustics and provides green spaces for all its users.

The building will benefit from a peaceful flower garden inside the block as well as a 450m2 rooftop offering an exceptional 360° view of Brussels and being able to accommodate up to 200 people.

The project totals nearly 15,000 m² spread over 10 above-ground floors, 97 car spaces in the 4 basements as well as 78 bicycle spaces.

We can conclude by affirming that, at CODIC and ARCHi2000, we are quite proud to have contributed to the rebirth of these two buildings which have been mistreated over the years and which tomorrow, we are certain, will form an emblematic building in Brussels, comparable to a new building.
