Le projet avait pour objet la réaffectation d’une partie du site des casernes de l’Arsenal du Charroi située à front du boulevard Louis Schmidt et comprise entre la chaussée de Wavre, l’avenue des Volontaires et la rue des Pères Blancs. La parcelle concernée présentait une superficie de ±19.900 m² et se composait de huit bâtiments à l’abandon depuis 1976. Cette réaffectation s’inscrivait dans le cadre de l’article 4.4 du P.R.A.S. qui permettait de sauver un site de qualité à l’abandon, en y installant un total de 27.561 m² de planchers se décomposant de manière suivante : Logement : minimum 35% - Bureaux : maximum 25% - Activités autorisées en zone d’industries urbaines et aux commerces : maximum 35%.

The purpose of the project was to redevelop part of the site of the Arsenal du Charroi barracks, located at the front of boulevard Louis Schmidt and between chaussée de Wavre, avenue des Volontaires and rue des Pères Blancs. The site concerned had an area of ±19,900 m² and consisted of eight buildings, abandoned since 1976. This reallocation was part of the article 4. 4 of the P. R. A. S., which made it possible to save a quality site from degradation, by installing a total of 27,561 m² of floors surface, broken down as follows: Housing: minimum 35% - Offices: maximum 25% - Authorized activities in urban industrial and commercial areas: maximum 35%.

Dit project had als voorwerp de herbestemming van een deel van de site van de kazernes van het Voertuigenarsenaal waarvan de voorzijde aan de Louis Schmidtlaan ligt en de rest tussen de Waversesteenweg, de Vrijwilligerslaan en de Witte Patersstraat. Het gaat om een perceel met een oppervlakte van ± 19.900m ² waarop acht gebouwen staan, in leegstand sinds 1976. Deze herbestemming gebeurt in het raam van artikel 4.4 van het G.B.P. waardoor een bouwvallige en verlaten site kan wordengered, door er een totale vloeroppervlakte van 27.561 m² te installeren, als volgt verdeeld : Woonruimte: minimum 35% - Kantoren : maximum 25% -Toegestane activiteiten voor stedelijke nijverheid en winkels : maximum 35%.

Une surface équivalente à plus de 10% du terrain devait être réservée à l’espace vert collectif. Quatre bâtiments existants présentant une valeur architecturale ont été conservés et restaurés. Ils ont intégré des fonctions telles que des activités productives et du commerce. Quatre nouvelles constructions ont été implantées dans une architecture soucieuse de s’intégrer dans ce site remarquable

An area equivalent to more than 10% of the land had to be reserved for the collective green space. Four existing buildings of architectural value have been preserved and restored. They have integrated functions such as productive and commercial activities. Four new buildings have been built in an architecture that aims to integrate into this remarkable site.

Ruim 10% van het totale terrein wordt vrijgehouden voor collectieve groenvoorzieningen.Vier bestaande architecturaal waardevolle gebouwen blijven bewaard en worden gerestaureerd. Hierin zullen productie- en handelsactiviteiten ondergebracht worden.

Elles se répartissent de la manière suivante :

- trois immeubles de logements le long de l’avenue des Volontaires, chacun comportant 32 appartements pour une superficie totale de+/- 11.115 m².

- un immeuble de bureaux et d’activités productives de 8.990 m² à l’angle du boulevard Louis Schmidt et de la rue des Pères Blancs.

They are distributed as follows:

- three apartment buildings along Avenue des Volontaires, each counting 32 apartments for a total area of +/;- 11,115 m²;

- an 8,990 m² office and production building at the corner between Boulevard Louis Schmidt and Rue des Pères Blancs.

Vier nieuwe gebouwen worden op de site opgetrokken in een architectuur die aandacht heeft voor de integratie in deze opmerkelijke site. Deze zijn als volgt verdeeld :

- drie woongebouwen langsheen de Vrijwilligerslaan, met elk 32 appartementen goed voor een totale oppervlakte van +/- 11.115 m²

- een kantoorgebouw, ook voor productieactiviteiten, goed voor 8.990 m2 op de hoek van de Louis Schmidtlaan en de Witte Patersstraat.

Une place importante a été donnée à la verdurisation des abords et notamment aux zones de cours et jardins des logements. Le projet a également prévu l’implantation d’un espace vert collectif, au centre du site, entre les 4 bâtiments existants conservés.

An important place has been given to the greening of the surroundings and in particular to the courtyard areas and gardens of the dwellings. Furthermore, in the project is planned the establishment of a collective green space, in the centre of the site, between the 4 existing buildings that have been preserved.

Een belangrijke plaats wordt voorbehouden voor een groene omgeving, voornamelijk wat betreft de tuinen en binnenkoeren van de woningen.Het project voorziet tevens in een collectieve groenruimte in het midden van de site, tussen de 4 bestaande gebouwen die bewaard blijven.
