Situé sur une petite parcelle, à l’angle de la rue Montoyer et de l’Industrie, ce nouvel immeuble de bureaux remplace un bâtiment peu qualitatif et devenu obsolète.

‍

S’il en reprend le principe des étages en porte-à-faux qui caractérise les 4 immeubles d’angle qui forment actuellement le carrefour, ce nouvel immeuble se distingue radicalement de l’ancien.

‍

Contrairement aux autres immeubles typiques du quartier dont les étages sont progressivement en retrait, nous avons opté pour 2 étages en recul d’un seul tenant afin de libérer une grande et généreuse terrasse.

Located on a small plot of land at the corner of rue Montoyer and rue de l’Industrie, this new office building replaces a low quality building that has become obsolete. Although it follows the principle of cantilevered floors that characterizes the 4 corner buildings that currently form the crossroads, this new building is radically different from the old one. Contrary to the other typical buildings in the neighbourhood, whose floors are gradually receding, we have opted for 2 receding floors in a single block in order to free up a large and generous terrace.

Dit nieuwe kantoorgebouw, gelegen op een klein perceel op de kruising van Montoyerstraat en Nijverheidsstraat, vervangt een verouderd gebouw van lage kwaliteit. Hoewel het het principe van de vrijdragende verdiepingen volgt dat de 4 hoekgebouwen die nu het kruispunt vormen kenmerkt, is dit nieuwe gebouw radicaal anders dan het oude. In tegenstelling tot de andere typische gebouwen in de buurt, waarvan de vloeren geleidelijk aan teruglopen, hebben we gekozen voor 2 teruglopende vloeren in een enkel blok om een groot en royaal terras vrij te maken.

La disposition des noyaux autorise un maximum de surface utile tenant compte de l’exigüité de la parcelle. Excepté le noyau en béton, les colonnes, poutres et planchers sont construit en bois laissé apparent, faisant de ce bâtiment l’un des premiers bâtiments élevés en structure bois en Région bruxelloise.

Pour les façades, des vitrages toute hauteur favorisent la porosité visuelle entre l’intérieur et l’extérieur. Accentuant la verticalité de ce petit bâtiment d’angle, de longs profilés métalliques verticaux clairs et profonds créent des jeux d’ombres et de lumières tout au long de la journée.

Sur les parties de façades alignées aux voisins, le revêtement en tôle finement perforée laisse deviner, la nuit tombante, différentes baies vitrées imperceptibles de jours.

The arrangement of the cores allows a maximum of useful surface area taking into account the small size of the plot. With the exception of the concrete core, the columns, beams and floors are built in wood left visible, making this building one of the first buildings erected in wood structure in the Brussels Region. Full height glazing on the façades promotes visual porosity between the interior and exterior. Accentuating the verticality of this small corner building, long, deep, clear vertical metal profiles create a play of light and shadow throughout the day.

De opstelling van de kernen laat een maximum aan nuttige oppervlakte toe, rekening houdend met de kleine omvang van het perceel. Met uitzondering van de betonnen kern zijn de kolommen, balken en vloeren in hout, waardoor dit gebouw een van de eerste houtskeletbouw is in het Brussels Hoofstedelijk Gewest. Beglazing over de hele hoogte van de gevels bevordert de visuele porositeit tussen het interieur en het exterieur. De verticaliteit van dit kleine hoekgebouw wordt geaccentueerd door lange, diepe, heldere verticale metalen profielen die een spel van licht en schaduw creëren de hele dag door.

Dans le même ordre d’idée, le hall d’entrée sur deux niveaux et complètement vitré prolonge l’espace public. Il est conçu comme un espace ouvert et animé, directement connecté au local vélo, à des espaces de travail, …

Du point de vue technique, ce nouvel immeuble n’utilisera aucune énergie fossile grâce à la mise en place de 2 pompes à chaleur couvrant l’ensemble des besoins en chaud et froid.

On the parts of the facades aligned with the neighbours, the cladding of finely perforated sheet metal lets you guess, at nightfall, various picture windows imperceptible during the day. In the same vein, the completely glazed, two-storey entrance hall extends the public space. It is designed as an open and lively space, directly connected to the bicycle room, work spaces, ... From a technical point of view, this new building will not use any fossil energy thanks to the installation of 2 heat pumps covering all heating and cooling needs.

Op de met de buren uitgelijnde delen van de gevels laat de bekleding van fijn geperforeerd plaatstaal u, bij het vallen van de avond, verschillende ramen gissen die overdag niet waarneembaar zijn. In dezelfde geest, is de ingangshal op twee verdiepingen en helemaal beglaasd om zo de openbare ruimte ui te strekken. Het is ontworpen als een open en levendige ruimte, direct verbonden met de fietsenstalling, werkruimtes, ... Technisch gezien zal dit nieuwe gebouw geen fossiele energie verbruiken dankzij de installatie van 2 warmtepompen die alle verwarmings- en koelingsbehoeften dekken.
